frequently asked questions 2011Q) What do I need to do prior to renting out my property?

A) You should advise your mortgage and insurance companies of your intention to lease the property. You are required to have hard wired smoke alarms, an EPC (Energy Performance Certificate) and Landlord Gas Safety Certificate. We can assist with any queries you may have.

Q) Do I have to provide any furnishings?

A) No.  You can rent the property completely unfurnished or leave white goods only.  You should note that whilst the property is unoccupied and unfurnished you can claim council tax exemption.

Q) What type of insurance do I need?

A) You need specialist Landlord Insurance.  We also recommend Emergency Breakdown Cover to deal with any emergencies.  For further information please contact our office.

Q) Am I still liable for council tax and other bills?

A) Whilst the property is empty you are liable for all bills, however, once the tenant takes entry they are then responsible for paying council tax and all utilities.

Q) How long is the tenancy for?

A) The Lease used is a Short Assured Tenancy which is a minimum six month period.

Q) Do I  have to register as a Landlord?

A) Yes, it is law in Scotland that all landlords are registered. Registration lasts three years and can be done online at www.landlordregistrationscotland.gov.uk where you follow the steps through to completion.
